Step by Step
1. Document damage with photos as soon as it's safe.
2. Mitigate further damage — tarp if needed. Insurance expects you to prevent additional damage.
3. File the claim with your homeowner's insurance. Note the date of the storm.
4. Adjuster inspection — the insurance company sends someone to assess.
5. Scope and payment — you receive the adjuster's estimate. First check is often ACV (actual cash value).
6. Complete the work — after replacement, submit final invoice for recoverable depreciation (if you have replacement cost coverage).
ACV vs Replacement Cost
ACV pays the depreciated value of your old roof. Replacement cost pays the full cost of a new roof (after you complete the work and submit proof). Know which you have — it makes a big difference.
Tips
- Have a roofer present during the adjuster visit
- Don't accept the first scope if it seems incomplete — you can supplement
- Keep all documentation and receipts
